Recently, we had a chance to catch up with Tom Warden from the Howard Hughes Corporation. As Senior VP of Government and Community Relations, Tom is the point person for what is going on in Summerlin. While Tom was in the offices of Urban Nest Realty, we had a front seat to the latest news and development information happening over this year and next in Summerlin.

Summerlin, Nevada is a leading master-planned community located on the west side of the Las Vegas valley spanning over 22,000 acres. Beginning in 1990, Summerlin has grown to become one of the most beautiful communities in the country to live, work and play. From 1997 to 2007, Summerlin was consistently ranked as the number one community for new home sales in America. Although the Great Recession caused a temporary slow-down, Summerlin is already back and better than ever with new housing developments, shopping, and lifestyle activities popping up all the time.

The Ridges

The Ridges are home to breathtaking views and luxury custom homes in a sophisticated desert contemporary setting. This exclusive guard-gate Village features custom and semi-custom neighborhoods with only a few custom home sites remaining for purchase. Toll Brothers and William Lyons are developing three neighborhoods that will make a beautiful addition to the Village, which is already home to the Jack Nicklaus designed Bear’s Best Golf Club and the Club Ridges 9,000 sq ft clubhouse reserved exclusively for Ridges residents.

The Paseos

The Paseos Village offers home-owners views of the Las Vegas Strip and Red Rock Canyon National Conservation Area. The architecture is a blend of Hacienda and Mission-Inspired design and includes homes built by Toll Brothers, William Lyons, Woodside Homes, Lennar, and Cal Atlantic. Summerlin’s newest village is nestled against the western edge of Red Rock Canyon, providing residents incredible views of the natural desert landscape in the Red Rock area. There are 502 acres in this village and 11 planned neighborhoods being built by Toll Brothers, KB Homes, Richmond American, Lennar, and Woodside.


The Reverence village is Summerlin’s northernmost village and perched atop 300 elevated acres along the border of Red Rock Canyon. This guard-gated village features both contemporary and traditional home designs that are built exclusively by Pulte Homes. There are six home collections with 23-floor plans to choose from, along with an eight-acre park and 16,000 sq ft recreation center.

The Summit

The Summit is Discovery Land Company’s first development in Nevada and includes a private golf course designed by award-winning architect Tom Fazio and lifestyle community reserved exclusively for residents. Adjacent to The Ridges and bordered by the Red Rock National Conservation Area, The Summit’s will be home to 136 custom homesites along with a Clubhouse Village featuring clubhouse suites, golf cottages, and villas within walking distance of the clubhouse, fitness center, and other amenities.

Additional New Home Developments

Some of the existing villages have remaining parcels with new developments currently in the works. The Canyons will soon see new luxury condos going up in Mira Villa. At South Square near Flamingo and Town Center, Shea Home recently opened Trilogy for that 55+ active lifestyle. William Lyons Homes’ Affinity brings four different living styles with multiple floor plans under one neighborhood in Summerlin Centre.
